Affordability
The London Plan, endorsed by the National Union of Students, recommends that at least 35% of new student accommodation should cost no more than 55% of the maximum maintenance loan provided by Student Finance England.
We know that accommodation accounts for the second biggest cost for many students, behind their tuition fees. That’s why we’ve been working closely with Imperial College Union – which represents all Imperial students – to ensure that rents in our halls of residence remain fair and affordable.
Our new Rent Framework Agreement will set out the rents available at each Imperial-owned Hall of residence for the academic year 2025–6.
It will also detail exactly what the rent covers, allowing you to make an informed choice about which hall is right for you.
A significant proportion of our rents at South Kensington and North Acton will remain aligned with the Greater London Authority’s Affordable Rent for student accommodation, as set out in the London Plan.

Affordability and benchmarking
The definition of ‘affordable accommodation’ means different things to different people, according to their financial circumstances.
Our goal, therefore, is to provide a range of options that are as inclusive and wide-ranging as possible.
When determining rents, we take into account:
- The rents in similar accommodation at comparable universities.
- The maximum maintenance loan available from Student Finance England for students studying in London.
- The average living costs for a full-time student studying in central London
- The availability and greatest value of the range of financial support our students can apply for.
