Building Information

Building information can be used for planning, design, construction, and operation of the facility.

What is Building Information Modelling? Building Information Modelling (BIM) is a process for creating and managing digital information throughout the lifetime of a building. It helps architects, engineers, and constructors visualize what is to be built in a simulated environment to identify any potential design, construction, or operational issues

Using BIM within our Facilities Management system enables more effective handling of key assets’ operations. Managers and maintenance technicians have access to detailed data about the facility and the assets and equipment inside it, helping them diagnose and solve problems more efficiently. And by implementing a preventive or predictive maintenance program, they can even avoid many problems before they develop.

Any individual who amends, creates or receives any building change, is responsible for issuing the relevant changes to the Space and Building Information Team for inclusion into the College space database.

Pythagoras is the central College space database for finding any current space and building information.

All room naming, numbering and level naming must be allocated by Imperial College London and are critical to ongoing Space and Facilities Management activities. Requests for room numbering and naming should be made at RIBA Stage 3 on a project and in order to do so should be accompanied with a full set of general arrangement drawings. If there are any further changes on the project post Stage 3 which may affect the previously allocated ICL room naming and numbering these must be discussed and reallocated by ICL accordingly. All room numbering and level naming for new buildings and modified space must be allocated by the ICL Building Information Manager.

How we name drawings and Models will align with the BS EN ISO19650-2. Increased use of cloud storage including version controlling has made it even more vital to correctly name files. This is essential for our future Estates Records & Archives 

The Filename consists of 8 sections:

• Imperial College project number
• Originator of document
• Volume or System
• Level being displayed
• Information Type
• Role of the originator
• Number (unique 4 digit)
• Revision

Example

All project related files must include the project number. Do not insert a space between the building code and number. ie WCBG2101 not WCBG 2101

Please do not add large descriptions or version numbering to the end of filenames unless its is for final As Built delivery and then (RD) is to be added. File storage systems including BOX used by Imperial College London, usually have version control. Changing the name by adding the version each time to the end losses this ability. Every file created adds to the file path of the file name.  For Windows systems, this is usually limited to 260 characters, so if creating files in another system be aware that a long file path could make files inaccessible or corrupted if viewed on a different system.

Provision of reliable information on changes to services and infrastructure is essential to ensure continued maintenance to College buildings and provide a background for future renovation works. The issue of record documents – which include Operation & Maintenance Manuals (O&Ms), As-built drawings, asset registers and 3D digital information – is a required deliverable of a construction project and should be issued formally by the Principal Contractor upon completion.  These should be produced to Imperial College agreed standards as described in the following paragraphs.

As-built / As-installed drawings

Any alterations to the College’s buildings or services should be documented in drawings (and 3D digital information where applicable) delivered by the Contractor in As-built / As-installed status.  These must be produced in accordance with the project specific EIR produced at start of any project and included within the Contractor’s tender documentation.

Building Information compliance review

All deliverables required from the Exchange Information Requirements are to be included and checked to ensure they meet requirements stipulated in all instances. All drawings being submitted as part of the O&M documentation or not will pass through an Imperial complaince review check. A sample drawing of each discipline should be emailed to cadcomplaince@imperial.ac.uk for review. 

BIM models will also pass through the Imperial Compliance review. Please contact us to arrange the correct submittal process for your project models and assoicated data for review.
